What the Law Caps

Lagos Tenancy Law 2011 governs most standard residential lettings in the state. It limits how much a landlord can demand upfront, sets rules around notices, and protects tenants from arbitrary eviction without due process.

Caution vs Advance: Know the Difference

A caution deposit is a refundable security held against damages; advance rent pays for occupancy. Ask for a receipt that names your deposit as caution, and agree in writing how and when it returns.

Rights You Should Never Bargain Away

These protections matter whether you rent alone or with a roommate:

  • A written tenancy agreement that states rent, duration, and both names when you co-rent.
  • No arbitrary eviction — proper notice and legal procedure apply.
  • Receipts for everything, including agency and agreement charges you choose to pay.
